If you’re buying a home, you want a realtor who is familiar with the neighborhoods in which you are searching to help you find the best fit for your individual needs.
3. Ask About the List-to-Sale Ratio
The list-to-sale ratio is a technical term used in real estate to determine how successful a realtor is at getting the asking price for a home they list. It is listed as a percentage, so, for example, if a realtor lists a home for $1,000,000 but it sells for $900,000, then their list-to-sale ratio is 90 percent.
If you are selling your home, you want a real estate agent who has a high list-to-sale ratio. If you’re a buyer, you want an agent who has a record of getting homes from below list price, so a lower list-to-sale ratio.
4. How Long Will the Process Take?
Your final question should be about the length of the process. Real estate transactions can be lengthy and complicated, particularly in a hot housing market. That said, an ideal real estate agent should give you a timeline of fewer than six months.
There are some exceptions to this rule, however. If you’re selling your home and it’s the highest-priced home in the neighborhood, or if sales are sluggish in your area, it might take longer to get your house sold.
